Dan Richard, President of the Gooder Group (, is, in my humble opinion, the #1 expert when it comes to real estate marketing. I shared some of his tips here two weeks ago. Here are three more great tips from Dan, tips that help you attract more visitors to your site.

“With search engines creating multiple doors into your web site, prospects don’t always arrive on your site through your home page. Often, the interior pages attract targeted buyer and seller prospects that are looking for specific information. For example, first-time buyers, relocating parents of teenagers, or second-home buyers can all tap into the customized knowledge they need by arriving on your doorstep through the back door of another website.

“E-Rainmakers have learned these highly motivated shoppers are more likely to register for free information or needed real estate services from content pages that target their interests. Here are three things you and your web designer can do to attract visitors to pages imbedded deep in your website.

Have multiple pages indexed with multiple search engines.
Use traffic log statistics to discover which of your interior pages are the most popular.
Once you know what leads visitors to your site, promote those interior pages and content online and offline.”

There was lots of buzz and discussion at our CyberStar® Summit with regards to using Craigslist ( as a lead generation tool. Craigslist is a site, arranged by city, which lists various services links in that city: community activities, rideshare, volunteers, jobs….and real estate for sale. When you visit the site, you can see if your city is listed on the right. If so, consider using this great business-building tool!

Here are Bruce’s comments:

“Our received 1,100,000 hits in 2005. I can attribute over $100,000 in commissions in 2005 to this one site of ours, and the top links are from Craigslist. I owe a lot of this to click-throughs that come to my site from Craigslist.

“I think the key to such success from Craigslist is to have html links to your site on your post so that the reader can just click and go to expanded information. If you merely mentioned the www without a link, I don't think it is effective. My main buyers’ agent receives all of the buyer leads off of this site and she made just a little over 100K last year.

“What I do is layout the different ads in HTML code in word. When I am ready to post an advertisement, I just copy and paste the HTML from work into the Craigslist ad so it takes just a few minutes. What I do is I create a blank page in Advanced Access. Since they are in WYSIWYG, I type out everything in that screen and then when I am done I toggle the screen over the ‘source’ tab which displays everything in HTML. I just highlight the HTML and copy it to another post and there I have all the HTML coding without knowing what I am doing.

Here is the first part of one of the scripts, this one for a listing. I just change it based on the listing etc.
